Reroofing Over LWIC: Reuse the Deck, Not the Habit
The membrane is the part of a roof that wears out. The LWIC deck under it usually does not. That difference is the quiet economic argument for these systems: at reroofing time, a sound LWIC deck can often be repaired, re-sloped where needed, and re-fastened into — while the failed membrane alone goes to the landfill.
The operative word is “sound.” This guide is about how that gets determined, honestly.
05.1Start with evaluation, not assumption
A credible reroof over existing LWIC starts with a moisture and condition survey: non-destructive scanning (infrared, capacitance, or nuclear methods) to map wet areas, followed by core cuts to confirm what the scan suggests and to examine the LWIC and deck directly. Fastener withdrawal tests in representative and suspect areas establish whether the cured material still holds the values a new assembly needs.
The survey tells you which of three roofs you have: a dry deck ready for reuse, a locally wet deck needing targeted replacement, or a saturated system that has to come out. Skipping the survey does not make the third case go away; it just converts it into a change order or a premature failure.
05.2The recover path
Where the deck is sound: the old membrane and base sheet are removed, wet or damaged LWIC areas are cut out and recast, surface defects are repaired, and — where drainage was part of the original problem — additional slope can be built with new lightweight concrete. A new base sheet is fastened into the existing deck, verified by withdrawal testing, and the new membrane system is installed. The structure sees little added load, the schedule avoids full demolition, and the dumpster count drops accordingly.

A moisture scan that lights up over an LWIC roof is routinely read as a verdict: “the deck is wet, tear it all off.” It is a data point, not a verdict. LWIC holds moisture differently than foam boards — it can carry elevated readings and still be structurally serviceable, and it can dry — so scan results need interpretation by someone who knows the material, with cores as the ground truth. Wet insulation board is dead; wet lightweight concrete is a question that cores and pull tests answer. Sometimes the answer is still tear-off. Frequently it is not, and the difference is worth a great deal of money.
Treat an existing LWIC deck as an asset until testing proves otherwise. Survey, core, and pull-test first; then choose recover, partial replacement, or tear-off based on measurements. The cheapest concrete on the project is the concrete already up there — when it is sound.
